The Island County real estate market had 127 new listings come to market during February 2019, making a total of 292 active listings. The 813 area code had the most active new residential listings with 82 for February 2019.
Average price for homes in all zip codes was $631,167, down from $671,972 the previous year. The 811 zip code had the highest average home prices at $780,855 in February 2019, down from $915,577 in February 2018.
Average days on the market for all zip codes were 105 compared to 112 the previous year. The 811 zip code also had the highest average of days on the market at 138; this is a reduction from this time last year of 150 days on the market.
For Island County there were 12 new construction listings during February 2019 compared to 7 from February 2018, making a total of 41 active new construction listings.
Average new construction home prices increased to $508,067 from $438,120 in February 2018. Average time on the market for new construction homes was 78 days compared to 152 days the previous year.
There were 9 new condo listings on the market in Island County, which increased the total number of active condo listings to 17. Average condo price was $234,559, down from $272,451 during February 2019.
Average days on the market for all condo listings were 78 days, down from 80 the prior year.
The Island County real estate market saw a total of 125 pending sales for February 2019 compared to 153 in February 2018. Average list price was
$406,875, down from $420,525 in February 2018. Pending sales averaged 60 days on the market, a decrease from 66 during February 2018.
Average time on the market for new construction homes for the year is 82, up from 55 this time last year. There were 11 pending condo sales for February 2019, up from 7 during February 2018. The average list price for pending condo sales was $210,418, up from $160,614 the previous year.
The month of February 2019 included 10 new construction and residential pending sales, for an average sales price of $490,285 in February 2019, this is up from $380,839 during February 2018. Average time on the market was 122 days, up from 29 days during February 2018.
In the Island County real estate market there were 74 residential closings during February 2019, down from 121 the previous February. The average sale price was $409,277; this is up from $392,064 in February 2018.
Average days on the market were 59 in February 2019, a decrease from 66 during February 2018. For February 2019 there were a total of 5 new residential construction closings, down from 12 in February 2018. The average sales price was $372,086, a decrease from the previous year of $406,320. Average days on the market were 81 during February 2019, down from 85 in February 2018.
There were only 7 condo sales closed in February 2019, down from 10 the previous year. Average price for condo sales during this time was $206,571, an increase from the previous year’s average of $173,240. The average time on the market was 55 days compared to 38 days the previous year.
What Does This Mean For Buyers?
Buyers can expect to see an increase in inventory available, however, market prices in some areas have fallen, while others are seeing an increase in price. Average time on the market for most homes has decreased from the previous year.
