According to statistics released by the Northwest Multiple Listing Service, the median sale price for homes in this area is showing an increase as we move into winter months. Let’s take a closer look at the Island County market trends.

A Look at Housing Stats

Island County ended the month of November with a total of 128 single-family residential and condominium homes sold, which shows a decrease from last month’s 139 homes sold and the 162 homes sold this same month last year. Of those sales from November, 10 were condominium sales and 7 were new construction.

The median sale price of residential homes for this area is $369,500 which is up from the $336,000 we saw last month. We are seeing an increase from the $357,000 that was recorded this same time last year.

The median sale price of condominiums for Island County is $198,250. Condos are showing a drop in price from the $243,000 recorded last year.

What Does this Data Mean?

We began the month of December with a total of 337 active single-family and condominium homes available in Island County. This number is up slightly from the 335 active listings recorded this same month in 2017, but we see a decrease from the 387 last month.

Of these active listings, 15 are condominium homes, which shows an drop from the 19 recorded in November of 2017. However, there are more active listings right now when year over year comparisons are made.

 

What does this mean if you’re buying a house in Island County?

There were 124 new listings added to the Island County real estate market in November. This number is up from the 115 that was listed in November of 2017, but we see a drop from the 154 new listings last month.

There were 5 new condominium listings this month, which is similar to the number recorded this time last year. Of the active listings for this month, 11 are new construction residential homes.
